Key Skills:
● Proven track record and knowledge of technical skills and experience of a wide range of
repairs and maintenance tasks
● Good organizational skills
● Experience of working with timber, hardware, tools and electrical equipment
● Ability to safely use common power and hand tools
● Property management/building maintenance experience preferred, but not required
● Excellent written and oral communication skills
● Familiarity with Google Drive, Gmail, Word & Excel
● Willingness to learn additional computer applications
● Ability to work in a fast-paced environment both supervised and independently
● Honest, responsible, and personable with a proven employment track record
● Ability to lift 50lbs and undertake strenuous tasks
Job Responsibilities include the following:
● Undertake interior and exterior upkeep and repairs at properties managed by Black Bear
Rentals
● Work closely with office-based team to prioritize maintenance tasks and repairs
● Undertake painting, basic appliance repairs, light carpentry, basic electrical & plumbing
repairs
● Work with outside contractors to facilitate larger projects and more specialized repairs,
including plumbing, electrical and HVAC
● Work with tenants & vendors to schedule repairs and meet vendors at properties
● Act as a project manager, as required by the Office Manager on larger more complex
projects
● Enter data into AppFolio (operating system), maintain and update work orders and billing
● Identify and report maintenance issues to office manager and create work orders
● Purchase items and materials as required and keep receipts and records to be returned
to the office
● Keep detailed log of hours worked on each job and materials used to recharge property
owners
● Undertake repairs at the Black Bear offices and maintain storeroom space
● Provide some basic tools and a reliable vehicle – Mileage, a tool allowance and agreed
expenses will be reimbursed (additional tools will be purchased by Black Bear Rentals
and will remain the property of the company as needed)
● Work with Office Manager to schedule property inspections and walkthroughs
● Fulfill general office duties (such as daily e-mail correspondence, filing, etc.)
● Purchase items and maintain stock items for repairs
Other conditions and requirements:
● This is position is offered on a flexible basis, 24 – 40 hours to meet the requirements of
the right candidate, generally 9am to 5pm. However, these hours can be adjusted by
mutual agreement and weekend and night schedules are allowed
● The employee will fill in a weekly time sheet and any additional hours will be paid for at
the same prevailing rate. Overtime is paid for hours over 40, in any one week, with prior
approval.
● Paychecks are issued on a Wednesday on receipt of a timesheet.
● The employees’ initial prevailing hourly pay rate shall be $20.00 per hour.
● The position will be initially offered on a 90 day contract and will be made permanent
after a successful review.
● After 90 days the employee shall be given paid time off for Federal Holidays based on a
proration of the agreed contracted weekly hours per week.
● After 90 days the employee shall be given 10 paid vacation days per calendar year
based on a proration of their agreed contracted hours.
● After 12 months the employee will additionally be entitled to 5 paid sick/family days per
annum.
● If the employee uses their own vehicle on behalf of Black Bear Rentals, they will be
reimbursed at the prevailing IRS standard rate, for 2023 this is $0.655 per mile, and
should be recorded on their weekly timesheet.
● If the employee uses a vehicle provided by Black Bear Rentals, they confirm that they
hold a valid driving license.
● Black Bear Rentals will either provide a cellphone to the employee or pay a
reimbursement of $50.00 per month. The provided cellphone remains the property of Black Bear
Rentals should the employee leave.
● The employee agrees to a 30-day notice period of termination as does the employer.
